Accidental Damage Waiver
We take no security deposits for
our reservations. Instead of
writing a check or charging a
credit card for a security
deposit, guests pay a non-refundable inexpensive flat fee
covering accidental damages. The
damage waiver does not cover
intentional acts or those acts
breaking any other rental policy
(ex: pet damage or party
damages). All reservations are
charged this $45 mandatory
Accidental Damage Waiver fee. It
is automatically added to each
reservation at booking.
The damage waiver is limited to
a maximum total of $1,000 per
stay and applies to the entire
stay. All damage must be
reported at the time of
incident. Our staff will
determine the necessary repairs.
If damage is not reported, this
waiver is void and you may be
held responsible for repairs.
Damages All items and
furnishings must remain in the
property and in original
condition. Any damages beyond
normal wear and tear are the
sole responsibility of the
guest. Please do not change the
location of the furniture.
We are not responsible for any
damages or injury that may
occur, nor are we responsible
for any articles lost, stolen or
left behind.
Agent Access
Representatives of Sunset Island may enter the
premises for the purpose of
completing maintenance or for
other necessary tasks.
Occasionally, a vacation
property is for sale and may be
shown during your stay with us.
These sales appointments usually
take 10 to 15 minutes and are
arranged in advance by our
staff.
Repairs
Sunset Island is not responsible
for air conditioning or
appliances that fail to operate
properly. We are also not
responsible for maintenance
issues, including, but not
limited to, pest control and
housekeeping. While no refunds
or compensation will be given in
such events, we will make every
attempt to repair or replace
breakdowns and other maintenance
issues as quickly as possible.
Parking Passes
Due to the
community association rules,
only a limited number of parking
passes may be issued to guests
staying on Sunset Island in
Ocean City. Please inquire about
the number of passes you need
when making a reservation. We
appreciate your cooperation.
Cancellations & Refunds
There is no penalty for
changing or canceling within 24
hours of booking. Payments
are forfeited for cancellations
made thereafter unless the
property is re-rented and
confirmed - at the same rate -
for the cancelled dates. Guests
are responsible for any
un-booked nights and there will
be a 6% change reservation
fee.
Changing a reservation in any
way (dates, accommodations,
etc.) is considered a
cancellation and the same terms
and conditions apply.
Refunds are not given for
inclement weather, including
hurricane evacuation.
Check-in & Check-out
Check-in time is 3 p.m. or
later. Check-out time is 11 a.m.
or earlier. Late check- outs are
not possible in the Summer
season. There is no refund for
early departures. Late
check-outs incur a charge equal
to one half of the daily rate.
If you plan on arriving after
office hours, contact us in
advance to make late check-in
arrangements.
Unreturned keys and/or garage
door openers results in a
deposit forfeiture. No
exceptions.

Disclosure
All vacation rentals managed
by Sunset Island Rentals are
privately owned and rented on
behalf of the property owner,
subject to the provisions of the
Lodging Agreement.
Housekeeping
Our weekly rental rates
include pre-arrival and
departure housekeeping services.
Linens and paper products are
not included. Additional
housekeeping service(s) are
available upon request for a
fee. Cleaning fees are property
specific.
Items Left Behind
Contact us immediately
concerning items lost or left
behind. We will make every
effort to return your
belongings. If located, your
items will be returned to you.
The shipping charges plus a $25
retrieval fee will be billed to
your card on file.
We are not responsible for any
articles lost, stolen, or left
behind.
Minimum Stays
We have a (7) night minimum
during the Summer season.
However, there is a (3) night
minimum for reservations booked
less than (7) days out. Some
exclusions apply; minimums may
vary by property per our
agreements with individual
Owners. Memorial Day, Labor Day,
Thanksgiving, Easter, New
Year’s, and Christmas have a (4)
night minimum. Some exclusions
apply; minimums may vary by
property.

Occupancy
Choose a property large
enough to accommodate all
members of your party
comfortably. The maximum number
of occupants allowed is listed
in the property description.
Maximum occupancy for all
accommodations is two per
bedroom, unless otherwise
indicated. The community's
bylaws limit maximum occupancy
as follows:

Payment Information
To confirm the reservation,
return the signed Lodging
Agreement and include:
Pets Pets are not
allowed in the properties.
Guests found with pets in
properties are subject to
immediate eviction (with all
monies forfeited) and will incur
a $500 charge (for pest control
and deep clean fees). Damages
will be automatically charged to
the card on file.
Phone
Calls
Telephones may or may not be
available in a given property.
Where phones are available,
local calls are free.
Long-distance calls must be
collect, credit card or billed
to a third party.
Pools
The
indoor pool and Community Center
are open year-round. A valid
pass is required for community
pool use and all other
activities with the exception of
fishing. Pool usage above 6
guests is at an additional daily
fee per person.
Reservations
During the summer properties
rent on a weekly basis, usually
from Sunday to Sunday. Limited
last minute daily rentals may be
available during Summer season,
and typically require a three to
four night minimum. Prime rates
and minimum stays may apply
during holidays.
All rates are for accommodations
only and are subject to change.
In addition to the rental rate,
each property is subject to all
applicable fees.

Restricted Items & Activities
Pets are not allowed under any
circumstances. Sunset Island
Rentals reserves the right to
terminate the Guest Lodging
Agreement, which is signed upon
confirmation of the reservation.
Guests in violation will be
required to vacate the property
without a refund.
We do not rent to individuals
under the age of 25. RVs and
trailers are not permitted on
Sunset Island.
Boats or other watercraft are
permitted. Advance
reservations should be made with
the Sunset
Island Marina.
Outdoor grilling is not allowed
on porches or decks because of
fire regulations.
Fireworks, firearms and bonfires
are not permitted in accordance
with local and state laws.
House parties are not allowed
and may result in immediate
eviction
Smoking
Most Sunset Island rentals are
non-smoking.
Standard Equipment & Supplies
All homes feature a fully
equipped kitchen with dishes,
flatware and glasses to
accommodate the maximum
occupancy allowed in each
property.
All homes have a washer and
dryer.
Sheets and towels are not
provided. Please also
bring your own beach towels and
chairs. Pillows and comforters
should not be removed from the
property.
We recommend that you also bring
paper towels, toilet tissue,
soap, trash bags and dishwashing
detergent.
Bicycles, cribs, high chairs and
strollers are available through
a rental service.
We are not responsible for
providing additional furnishings
and equipment.
